The wedge

The listing tells one story. The records tell another.

Every HouseFax report is a side-by-side: what the listing claims, and what the public record actually shows. This is the whole product in one gesture.

Why this exists

I built this because I lived it.

A few months ago my wife and I were buying in Florida from out of state. I'm not green — I know floods, roofs, windows. Didn't matter. I was falling for Zillow photos and glossy descriptions, even making offers, and only then realizing how much I couldn't see.

So I did it the hard way: pulled permits and assessor data on every house by hand, driving the county with my pregnant wife at the wheel. Half the time the "new" roof was really 12 years old and the insurance quote came back sky-high.

You know this dance too — Saturdays in the car, homes the photos oversold, and you're the one who looks bad when the deal dies at inspection. So I built the thing that reads the records for you. That's HouseFax.

The artifact

A HouseFax report, not a dashboard.

The report is the sales asset. It reads like an investigative brief a serious agent can forward to a client, with every finding labeled by how sure the public record is — and a fair-value estimate from sold comps.

Honest disclaimer: HouseFax summarizes public permit, property, flood, sales, and ownership records, and its value estimate is a records-based estimate — not a home inspection, an appraisal, or legal advice, and not a guarantee that every issue has been found. Records can lag reality; always confirm critical findings on tour and with a licensed inspector before your buyer makes an offer.
